Can I Build A Canopy Without Planning Permission?

You are legally entitled to up to 30m² of development space before planning permission is required. However, extending the usable area of your building by adding a canopy, or veranda, will not encroach upon your permitted development area, provided it is no more than 300mm in height; not located between the front or principal elevation of the house and a road, and does not exceed 50% of the curtilage (the ground enclosing and associated with the property).

Installing a veranda is the easiest and most hassle-free method of increasing the usable area around your garden room, without making additional structural changes.

Are you Allowed to Sleep in a Garden Room with Veranda?
