Do I need planning permission for a garden studio?

In most cases, you won’t need planning permission for your garden studio, as it’s classed as an ‘outbuilding’ under permitted development rights. However, you’ll need to follow certain rules around size, height, and placement. While most homes automatically have permitted development rights, it’s always best to double-check for your specific property and local area.

Key permitted development guidelines:

  • Your garden studio must be single-storey.

  • The total area covered by outbuildings (including sheds and extensions) must not exceed 50% of your garden.

  • The office cannot be built in front of your house (the principal elevation).

  • If the building sits within 2 metres of your boundary, its maximum height must be no more than 2.5 metres.

 

Garden studio size rules and building regulations

    • Up to 15m²: Usually, no Building Regulations approval is required.

    • 15m² to 30m²: Typically, approval isn’t needed unless the office is built within 1 metre of your property boundary.
