Do I Need Permission for a Garden Room?

Garden rooms are considered ‘outbuildings’ by UK building regulations, meaning you are not usually required to seek planning permission before having a new garden cabin installed. There are, however, a few key rules you will need to comply with in order for your building to fall under permitted regulations. These are as follows:

  • Garden rooms must be single story
  • The building cannot exceed more than 50% of your garden. When calculating the 50% overall you must take into consideration all outbuildings including sheds, and extensions to the original home.
  • It should not be sited on land forward of a wall forming the 'principal elevation' (that means not in front of the house).
  • If the garden room is within 2m of the property boundary the whole building should not be higher than 2.5m

What is the Maximum Size of a Garden Room Without Planning Permission?

You are legally allowed to install a new garden room without planning permission, provided that your cabin does not exceed more than 50% of the size of your garden. 

Is a Garden Room Cheaper than an Extension?

Garden rooms are a far more cost-effective and quicker alternative to having an extension built on your house. An average home extension could cost as much as £100,000 for a 4m x 5m build, with labour and development costs far exceeding those of a garden cabin installation.
