Do I need planning permission for a garden room?

Most garden rooms do not need planning permission as they fall into the 'outbuildings' category. There are certain rules you will need to comply with which include the overall size and height of your building. The majority of homes have permitted development rights for their land but it is worthwhile checking for your home and area.

Within permitted development the key rules are as follows:

  • Garden rooms must be single story
  • The building cannot exceed more than 50% of your garden. When calculating the 50% overall you must take into consideration all outbuildings including sheds, and extensions to the original home.
  • It should not be sited on land forward of a wall forming the 'principal elevation' (that means not in front of the house).
  • If the garden room is within 2m of the property boundary the whole building should not be higher than 2.5m

How much does a garden room cost?

The cost of a garden room can vary quite a bit, as it really depends on what you need and how you plan to use the space. Factors like size, layout, insulation, finishes, and optional extras such as electrics, heating, or plumbing can all influence the final price.   • Up to 15m² floor space internally should not normally be required to comply with Building Regulations
  • 15m² - 30m² floor space internally should not normally be required to comply with Building Regulations unless it is situated less than 1m away from your property boundary
  • 30m²+ floor space internally should require Building Regulations approval. This is something Cabin Master can provide guidance and assistance on.

Can I use a garden room year-round? Is insulation needed?

Yes, you can use a garden room year-round — but insulation is key. Without proper insulation, the space can get too cold in winter and too hot in summer. A well-insulated garden room helps regulate the temperature, making it comfortable in all seasons. It also improves energy efficiency and keeps out damp and noise, so it’s definitely worth including if you want a space that feels like a true extension of your home.

 

Do you need planning permission for a toilet in a garden room?

How close can a garden cabin be to a boundary?

Most small to medium sized garden rooms can be situated less than 1m from the boundary with any neighbours under Permitted Development rules when the overall height does not exceed 2.5m

The next step is to come and survey your site and give you an idea of what you will need to stand the cabin on, we can advise you on different types of foundations and bases and give an idea of the sort of costs involved. Some people want to provide their own base and some want us to provide the base for them.

For planning, we have an architect who can give you information regarding planning permission as well as deal with your local council if you want him to. In most cases, our garden cabins fall within permitted development and will not require planning permission.

One of the strongest arguments in favour of building a house extension is the extra value it adds to your property. However, a house extension is a big undertaking that comes with a hefty price tag and plenty of hassle. Timber garden buildings with insulation are the perfect alternative if you need more space but don’t want to turn your life upside down (and borrow loads of money) to build an extension.

How Much Value Does a Garden Room Add to My Home?

Different types of property vary widely in value, with significant regional variations as well. You could expect to pay different sums for two very similar properties just a few streets apart in some parts of the country.
