Do you need planning permission for an annexe?

Essentially an annexe is a single storey house, and is built to meet current building regulations, just like a new build property. The main difference is that our annexes are built around a structural timber frame instead of traditional bricks and mortar. This method of construction is sustainable and also incredibly versatile. Our chosen partner for planning is NAPC, who are experts in obtaining planning permission for annexes. You will need to seek planning permission to build a dwelling in your garden. If your plan is to build a structure to live and sleep in, regardless of the size and shape, you must apply for planning permission and meet the regulations. We provide a quote for your Annexe and arrange a site survey. Once approved we contact NAPC for the planning permission, and our partner Stop Digging UK to provide a quote for the building’s foundations.

How much do garden annexes cost?

You'll need to factor in construction, fit-out (kitchen, bathroom etc) and furnishings into your budget when planning for your garden annexe, as well as the associate costs of seeking planning permission.

Do you pay council tax on a garden annexe?

There can be discounts & exemptions associated with your annexe building and the council tax you pay, so it is always well worth checking with your local authority regarding this.

What is a garden annexe?

Can I rent out my garden annexe?

If you're thinking about renting out your garden annexe, or using it as an Air BnB,  you may need to apply for a “material change of use.” This process involves obtaining permission from your local authority to change the use of your annexe from an ancillary extension of the main dwelling to an independent living space.
