Do I Need Planning Permission To Run A Business From Home?

Although we do not deal with planning permission directly, unless your business will cause a nuisance to the neighbours, or cause a material change in the use of your home, it's fine to run a business from your home office!

Can I claim my garden building as a business expense?

You can use a garden office for other purposes, such as a spare bedroom for guests and more.  You cannot fully deduct a garden office as a business cost. However, you can deduct the fixtures, fittings, office furniture, and more.

Does a garden office add value to your property?

Is a garden office a habitable room?

Can I convert my garden room into a living space? You will need to obtain planning permission to convert a garden room into a habitable living space. You must also ensure the space meets building regulations, including insulation, heating, and lighting standards, to make it suitable for year-round living.

Can my garden office have a toilet?

Do you need planning permission to install a garden office with a toilet? The simple answer is no. In most cases, local authorities consider garden rooms as permitted development, so they don’t require planning permission. Even garden rooms with plumbing for a toilet don’t need planning permission as long as they meet these criteria:

  • The structure is no higher than 2.5 metres
  • The floor space is no more than 30 square metres
  • You install it no closer than 2 metres to a boundary
  • The garden room is no larger than 50% of the original property
  • You don’t use it as sleeping accommodation
  • The property isn’t located in a conservation area or Area of Outstanding Natural Beauty (AONB)

If your garden room doesn’t meet these rules, you must apply for planning permission from your local authority.
